JKRERA inspects residential projects in Jammu, pushes for strict compliance

Jammu: The Jammu and Kashmir Real Estate Regulatory Authority (JKRERA) has stepped up its action against unregulated real estate activity, carrying out a series of inspections across multiple residential projects in Jammu to check compliance with legal norms.

A team led by the Authority’s enforcement wing visited nine key locations, examining both ongoing and completed apartment projects to ensure adherence to the Real Estate (Regulation and Development) Act, 2016, and the Unified Building Bye-Laws (UBBL).

The projects inspected included Trikuta Apartments (Sector-4), Nidesh Apartments (Sector-1), Royal Nest Apartments and Florence Apartment in Trikuta Nagar; Dream Home Apartments in Greater Kailash; Preety Day Apartment in Sainik Colony Extension (Chowadhi Road); Shanti Kunj Apartments near Ford Workshop in Sainik Colony; Imperial Apartment in Channi Himmat; and Aerobera Resident Welfare Society in Channi Himmat (Sector-1).

During the visits, developers and project representatives were asked to immediately submit all relevant documents to JKRERA. They were also directed to strictly follow building regulations, secure layout approvals, and obtain environmental clearances wherever required. The Authority made it clear that once these formalities are completed, registration with JKRERA is mandatory for all eligible projects.

In an effort to understand on-ground issues, the team also interacted with residents, listening to their concerns and experiences. At the same time, JKRERA urged prospective buyers to invest only in RERA-registered projects to ensure legal protection and avoid financial risks.

The Authority also took note of the growing role of digital promotion in real estate. Influencers and content creators present during the inspections were warned against advertising unregistered projects. JKRERA stated that anyone promoting or facilitating property sales must first register themselves as real estate agents with the Authority.

Chairman Satish Chandra reiterated that violations of the RERA Act or its rules will invite strict action. He said the Authority remains committed to improving transparency, safeguarding homebuyers, and bringing greater accountability to the real estate sector in Jammu and Kashmir.

The inspection team included Deputy Secretary Esha Chib, Town Planner Vitasta Raina, and other officials of JKRERA.
