JAMMU: In a recent development, the Jammu Municipal Corporation (JMC) has undertaken a meticulous review of its rates and fee structure, citing various factors such as the inflation index and the need for adjustments after a substantial period.

The revision encompasses a broad spectrum of municipal services and rental charges for municipal assets, marking a significant adjustment after prolonged intervals.

One of the noteworthy changes involves the building permission fee, which has remained static since 2016. The General House has now approved an enhancement in the fee, reflecting the evolving dynamics of the real estate landscape. Similarly, the Trade Tax rates, last amended in 1994, have been revisited to align with current economic conditions.

Notably, the NOC (No Objection Certificate) fees have been subject to revision, with a simultaneous rationalization aimed at ensuring that small businesses incur a proportionately lesser financial burden. Previously, a flat fee of Rs. 7700/- was uniformly applied to various establishments falling under the miscellaneous category. The recent revision tailors these charges based on the size and nature of the establishment. For example, Creche/Playschools are now subject to an annual fee of Rs. 2000/-, Primary schools at Rs. 4000/-, and middle schools at Rs. 6000/-.

The advertising rates have also been adjusted, taking into account the inflation index, reflecting the Corporation’s commitment to keeping pace with economic fluctuations. Street vendor license fees, not reviewed since 2015, have witnessed a nominal increase, acknowledging the need for a balanced approach to municipal revenue streams.

Rent charges for Shops, Godowns, and Garages, last revised in 2019, were due for a reassessment in 2022 as part of the established policy of triennial revisions. The revision, executed with a nominal increase, adheres to the Corporation’s policy framework.

In compliance with directives from the Hon’ble High Court, the Jammu Municipal Corporation has issued a Residential Accommodation Policy. Consequently, rents for flats occupied by authorized allottees are being adjusted in accordance with market rates, as determined by the Rent Assessment Committee, aligning with the established policy and court orders.
